Adrian & Nicola Latham, Owner and Property Manager

Sorted Property Management is a family owned business which combines Adrian’s 35 years of commercial experience in the private sector with Nicola’s 10 years’ experience of managing her parent’s rental property portfolio in Headingley.

Their combined business experience means that Adrian and Nicola have extensive appreciation of the value of customer relationships and understand the importance of client requirements. They are committed to delivering a first class rental property management service in Leeds.

Adrian and Nicola are married, and live in the Headingley/Meanwood area.

As well as responding to tenant queries, we will also arrange and manage any maintenance work that needs sorting out whilst you are away. Our Service

We offer a simple, single, all-in-one management package for properties in Leeds. This includes:

  • Managing tenant deposits
  • Dealing with tenant queries 
  • Inventory management
  • Frequent property inspection 
  • Arrange and manage maintenance work 
  • Management of all safety certification and renewal of HMO licences 
  • Regular review meetings with you, the landlord  


We are flexible, proactive, and get to know the individual requirements of our landlords and their properties through regular meetings and dialogue. This means our interests are aligned with yours, and we will be in a position to help you increase the value of your rent roll.


HOLIDAY MANAGEMENT


Unusually for the rental property management sector, we can offer property management to landlords who  find it challenging to manage their properties whilst on holiday. Please contact us to discuss your requirements, and we will provide a quotation for this service.

ADDITIONAL FEES


The only additional fees that we charge relate to any 3rd party fees incurred by Sorted Property Management in the management of your property. Examples are Tenant Deposit Scheme registration fees, and service provider fees such as electricians, plumbers, roofers etc. For any work carried out by our service providers, we do not add any margin to these services, and instead, pass the service provider's invoice direct to you for authorisation and payment. We are happy to work with your existing service providers if you prefer.  Our fees are outlined in the ‘Client Fees’ section belo

Client Fees

Property Management

To include:Rent collection, managing tenant deposits, dealing with tenant queries, inventory management, frequent property inspection, arrange and manage maintenance work, management of all safety certification and renewal of current HMO licences, regular review meetings with you, the landlord .

Monthly Fee of Rent

8.75%

This service is offered to fully tenanted properties. The fee is collected from the monthly/quarterly rent per property

Tenant Deposit Registration

£20.00/£27.50

£20.00 per house deposit registered under £500

£27.50 per house deposit registered over £500

Any Items Requiring Safety Certification and Related Equipment and Install

Charged at the Prevailing Rate

For example, this is the cost of gas certification, EICR and Energy Performance certification, smoke & carbon monoxide checks and alarm installation

Court Attendance Expenses

Charged at the Prevailing Rate

For example, expenses could include travel, accommodation and parking fees

Renewal/Application fee for HMO Licences

Charged at the Prevailing Rate

Any charges relating to any extra mandatory requirements

No. Sorted Property Management specialises in the management of residential rental properties. However, if you also need to let your property, we have very good relations with reputable letting agents, and will be happy to coordinate the letting of your property with the management of it.


No. The only charges we make in addition to the 8.75% Property Management Fee are ones that relate to fees incurred by 3rd party service providers, or those incurred relating to regulatory compliance and certification


Rather than pin you down to a 12 month contract like most management companies, we offer a 3 month rolling contract to our landlords. This is because  we are confident we can provide you with a best in class service, and one that will maintain the relationship between our businesses.


We strongly advocate regular account review meetings with you. Typically, these occur every 6 weeks, but can be scheduled to suit your requirements. The purpose of the meetings is to enable two-way feedback, and ensure we are optimising our service to you. In addition, we will keep you updated about any relevant regulatory developments, and suitable responses to them. We will of course offer guidance on any ways to optimise your rent roll and capital value of your property.


Yes. These are supplied either monthly or quarterly depending on your preference.


We manage residential rental properties in  Leeds, predominantly around the Headingley area. These properties can be flats, and houses, including HMOS.
